Anyone building a budget needs a figure to start from. Ours is 4,000 euro a room: here is what sits inside it, what pushes it up, and how long a precise number takes.

A room starts at 4,000 euro. There is no ceiling above that, and it is not a joke: it depends on the size of the room and on the material the project calls for. But anyone building a budget needs a figure to start from, and this is ours.

What 4,000 euro includes

That is the finished room, piece by piece. It is not a stripped-down configuration put there to show a low number: it is what a hotel actually orders.

What pushes the price up

Material, above everything. We work wood, marble, iron and upholstery in house, and the difference between one stone top and another, one wood and another, a leather and a fabric, moves the total of a room more than any other choice. Then size. A large room does not cost more simply because the pieces are wider: thicknesses change, the way they are supported changes, sometimes the piece itself changes.

And how bespoke it is. A wardrobe that follows a wall out of square, a headboard that turns a corner, a top shaped around a column: these are what make a room belong to that hotel and no other, and they are drawn and produced once.

Why the price differs between who makes it and who resells it

Brianform and Stoneform are two divisions of the same company. The wood, the stone, the iron and the upholstery are worked by us, in our own departments. Between the price leaving our factory and the price reaching you there is no extra step taking a share of it.

For a hotel this shows in two places: on the total, and in the fact that when something has to change mid-project, it is decided by the people producing it.

How long we take to give you a number

Forty-eight hours.

Send us the request with what you have — the number of rooms, the dimensions, a drawing even in outline, the material if it is already decided — and within two working days you get a specific quotation, not a range. If the specification does not exist yet, send what does: a floor plan and two photographs are enough to start.

What that figure does not include

The 4,000 euro covers the furniture of the room in the pieces listed above. Outside it sit the works that belong to the building rather than to the furniture: services, floors, bathroom, curtains, ceiling lighting. Outside it sit the public areas as well — lobby, bar, restaurant, signature suites — which are priced separately because they follow a different design and a different kind of use.

Also outside it are the requirements that depend on the fire strategy: in Italian hotels upholstered furniture has to be Class 1 IM, and the approval applies to the assembled item, not to the covering alone. The point is explained in the guide on fire rated hotel furniture.
